I am a licensed Real Estate Broker, REALTOR and a certified agent with a company that offers you the benefit of finding a home that is for sale, giving you the choice to lease it (1 year minimum, 5 year maximum lease) and then you can decide if you would like to buy it – or not. No penalties for not purchasing. All you are signing up for is a 1 year lease. You get the security of knowing you can stay in the home for up to 5 years renting and then choose if you would like to buy at any time.

This is similar to rent-to-own, but while you are renting you are just a renter and properties are managed by a national property management company. At any time while leasing you can choose to purchase, but there is no obligation to do so. Rental prices and the choice to purchase are laid out for the next 5 years before you sign your 1 year lease (purchase prices for the home appreciate at 3.5% per year - so if the market continues in the way it’s going you could potentially walk into a lot of equity!). Total transparency, rental security and freedom of choice are what this program is all about. It's only $75 for the entire household to apply to see if you qualify, and that qualification will be good for 6 months while looking for your new home.

The company also gives you FREE access as a tenant to a non-profit credit counseling service which you can access if you need a little help raising your credit score, getting mortgage ready or help with financial planning.


Homes in our greater Seattle area (Everett/Poulsbo to Olympia) approximately rent for a minimum of $1900 per month and a maximum of $3000 per month. Homes are available in Kitsap, Thurston, King, Snohomish and Pierce counties. Your combined household income (gross combined income of all adults in the home) should be no less than 3X the rental amount.

• Minimum Credit Score of 580 for all adults in the household
• Stable employment (only the most recent 2 paystubs required)
• No history of eviction or other landlord issues in the last 3 years
• No pending bankruptcy (Closed Chapter 7 bankruptcy ok - Chapter 13 ok with more documentation)
• No disqualifying criminal history (depends on the date of crime and also the type)

Refundable Deposit is 2x the monthly rent (additional pet deposit for up to 3 pets is $300 per pet – breed restrictions apply and a combined weight maximum of 180lbs).
